Hidden Water Leak Detection

25+ years engineering 15+ years thermal imaging iRed Certified Thermographer Thermal Imaging for Building Professionals (iRed) CAA Authorised (PDRA01) £10m insured

Water stain, damp patch or dripping ceiling, but no idea where it's coming from? We trace the leak back to its source with thermal imaging and a drone, so it gets fixed once, in the right place.

Surveys from £195 inc. VAT, including a full written report. Free, fixed quotes.

Why leaks are hard to find

Water rarely shows up where it gets in.

Water runs along roof felt, timbers, pipes and insulation before it appears as a stain. The mark on your ceiling can be a metre or more from where the water is actually getting in.

That's why patching the obvious spot so often fails, and the leak comes back with the next heavy rain. We find the entry point first, so the repair goes in the right place the first time.

How we find it

Inside, outside, then the answer.

  1. We talk it through first. Where the water shows, when it appears (after rain, after a shower, all the time) and what has already been tried.
  2. Thermal imaging inside. A thermal camera in the loft, ceilings and walls shows where materials are wet, and which way the water is spreading.
  3. Drone survey outside. Roof, flashing, gutters, chimney and any solar panels, checked from the air with no ladders or scaffolding.
  4. A water test, if needed. A leak shows best while water is moving. If it has been dry, we wet the suspect area so the leak is active while we image it.
  5. Your written report. Annotated thermal and drone images, the likely source, and what to fix first. Evidence you can hand straight to your roofer, plumber or insurer.

Leaks we trace.

  • Roof leaks after rain traced to the tile, slate or joint that's letting water in
  • Chimneys, flashing & skylights the joins where most roof leaks start
  • Leaks under solar panels mountings and cable entries checked without lifting the array
  • Flat roof leaks wet insulation mapped under the membrane, see flat roof surveys
  • Ceiling stains & damp patches followed back through the structure to the source
  • Water tracking through walls spread and direction shown on the thermal images

Honest about the limits: a thermal camera reads surface temperature, so conditions matter. If your situation isn't a good fit for thermal imaging, we'll tell you when we quote, not after the visit.

Leak detection FAQs

Good to know.

Usually, yes. Thermal imaging and the drone survey are both non-invasive, so nothing is lifted, drilled or cut. Where it helps, we may recommend your roofer or plumber takes a moisture reading or opens a small area to confirm the source before the repair.

Surveys start from £195 including VAT and the written report. The final price depends on the size of the property, its location and access. You get a free, fixed quote before anything is booked.

Not necessarily. A leak shows up best on thermal imaging while water is moving. If the roof has been dry, we can wet the suspect area in a controlled water test, as we did in Kingskerswell, or plan the visit for after rain.

No. A thermal camera reads the temperature of the surface. Water behind a ceiling or wall changes that temperature, and the pattern shows where it is spreading and where it is coming from. Reading that pattern correctly is the skill, which is why every survey comes with an engineer's written report.

Reports are usually delivered within 24 to 48 hours of the survey, with annotated thermal and drone images, the likely source and what to fix first.

★★★★★

"I recently used David to inspect a couple of problematic leaks in my son's house. He arrived within 24 hours of my call and flew the drone to inspect the whole roof and outside of the house. He successfully located the source of the leaks, provided photos and a report. He even climbed into the loft space to take photos so I was able to see clearly for myself. This saved a lot of time and money. I would thoroughly recommend without hesitation. Excellent service, knowledgeable and a very nice chap too!"
